Before you sign

A kitchen remodel on a single-family home, or a building with 6 or fewer units, is covered by the Illinois Home Repair and Remodeling Act. For work over $1,000 the contractor must give you a written contract or work order to sign that states the total cost, with parts and materials listed (815 ILCS 513/15).
On a contract over $1,000 the contractor must give you the state pamphlet "Home Repair: Know Your Consumer Rights" before you sign (815 ILCS 513/20).
The Act requires contractors to carry public liability and property damage insurance unless their net worth is at least $1,000,000 (815 ILCS 513/25). Ask to see proof before work starts.
If your home was built before 1978, the EPA lead-safe rule requires anyone paid to disturb painted surfaces to be certified, with trained employees. Contractors must give you a lead pamphlet before starting.
